Zoning dictates how many houses and outbuildings you may have on your property, how many families may live there and what the property may be used for. Most homes fall under residential zoning such as Res 1 or Res 2 and each has its own set of rules.

Many people wrongly assume that they can add a garage or flat on their property as long as there is enough space. Unfortunately, that is not the case. You cannot add extra outbuildings if the current zoning on your property does not allow it. Even if the add-ons are safe and well built, it can still be illegal if zoning on the property does not allow it.

Zoning also controls building lines, coverage and height. These rules protect neighbours and keep development fair.
